7-Unit Multifamily + ADU through SB 9 | YDS Architects

This minimalist 7-unit multi-family complex in Los Angeles redefines urban living through innovative use of SB 9 and ADU provisions. Utilizing a two-unit development under SB 9, the design integrates an existing home with a new 3-story primary dwelling and a detached 2-story ADU. Strategically placed exterior stairs and a cantilevered second unit optimize space. Thoughtful layouts prioritize privacy and functionality, with each unit offering comfortable living spaces and access to private outdoor areas.

Nestled within the vibrant cityscape of Southern California, this project reimagines urban living with a minimalist new 3-storey multi-family dwelling that seamlessly integrates a detached 2-storey Accessory Dwelling Unit (ADU).

YDS Architects crafted a design that artfully navigates local planning regulations and setback requirements. The result is a harmonious blend of density and privacy, where seven distinct units coexist within a compact footprint. This innovative approach to multi-family living prioritizes both functionality and aesthetics, offering residents a tranquil retreat amidst the urban bustle.

Design through Density

YDS Architects leveraged the opportunities presented by California’s SB 9 legislation to maximize density on this urban lot. Our expertise in navigating Los Angeles’s zoning codes and setback restrictions allowed for the creation of a 7-unit multifamily complex, complete with detached ADUs. This strategic approach ensured compliance while optimizing the allowable floor area (7,940 sq ft), resulting in a total floor area of 7,030 sq ft.

By meticulously analyzing the site and local regulations, YDS Architects identified creative solutions to maximize the buildable area. Careful placement of exterior stairs, a configured building footprint, and thoughtful unit placement ensured both density and a sense of spaciousness and privacy for each residence.

A Cantilevered Statement

The second primary dwelling unit features a striking cantilevered design, extending the upper levels outwards to create a dynamic and visually interesting façade – and functional balcony for the residents. This architectural feature not only enhances the building’s aesthetic appeal but also maximizes the usable floor area within the limited space. The cantilever creates a sense of lightness and openness, while also providing shade and shelter for the lower levels.

Stairs as a Solution

Exterior stairs are not merely functional elements but also contribute to the building’s minimalist aesthetic. These stairs are strategically positioned to maximize usable space within units and provide separate entrances, enhancing privacy. This innovative approach, with stairs running parallel to the property line, minimizes space intrusion and allows for the creation of additional units within the limited space.

The stair design is a key architectural solution that addresses both functional and aesthetic considerations. By running the stairs parallel to the property line, YDS Architects minimized their spatial impact while creating a unique design element that enhances the building’s visual appeal.

We prioritized functionality and privacy in the design of each unit. The team carefully considered the arrangement of rooms, circulation paths, and window placement to create comfortable and private living spaces. This approach ensures that residents feel at home in their units, even within a multi-family dwelling. Recognizing the importance of outdoor space in urban living, the design incorporates multiple areas for residents to enjoy fresh air and relaxation. This includes a rooftop patio above the third level, offering panoramic views and a private space for gatherings. Additionally, a second-floor patio, located above the garage, provides a more intimate and shaded area for residents to unwind. These outdoor spaces enhance the quality of life for residents and contribute to the overall appeal of the multi-family dwelling.
