Mortgage Qualification

Using Rental Income to Pay Off Mortgage

The Federal Housing Administration (FHA) have unveiled a new policy that allows lenders to consider potential income from accessory dwelling units (ADUs) when underwriting mortgages. This means you can use up to 75% of the estimated rental income from an existing ADU or 50% from a new ADU to qualify for a mortgage.

Financing ADU Construction with a HELOC

A Home Equity Line of Credit (HELOC) can be a simple way to finance the construction of an ADU2. By using the equity in your home, you can get a loan to cover the construction costs of an ADU. Once the ADU is built, you can rent it out to generate income, which can then be used to pay off the HELOC.

Selling ADUs Separately with AB1033​

The new AB1033 law in California enables ADUs to be sold separately from the main home. This opens up a new path to homeownership, especially for first-time homebuyers.
